Why don't we throw in a Leafs-winning Stanley Cup clause in the performance bond too.

They are spending lots of time and money on this proposal and there is no guarantee they will successfully be able to sell these condos.  No one knows what state the condo market will be in 3 months from now let alone 2 years from now.   Sure the land will theoretically immediately be worth more but good for them.  Investments are made because of an expected return - that's how the capitalist world operates.   There has to be something in it for all parties involved for a deal to be struck.   

The advent of open street prostitution and drug dealing is coincident with the condo construction east of Mimico.

 

The Motel Strip, Mimico, New Toronto and Long Branch were all respectable communities before the 1990s. They were generally clean and well-kept.  And mainstreet businesses were of good quality.

 

The area needs employment to restore some sense of community balance and respectability - notwithstanding that there is far too much housing and not enough local employment for a healthy community.

 

 

I had no idea that condos cause drug dealing and prostitution!

They don't.  I don't know why this keeps coming up. Makes it hard to have a discussion about the real issues. 

How about that community meeting last night? More like a witch hunt. The entire panel was biased against the development - what a joke. Sarcasm, smarmy remarks. These are exactly the kind of people who hold back progress, and the kind of people who will ensure that Mimico stays in the 60s with our ugly box buildings, dead end economy and lack of appeal. How about a little constructive criticism instead of shooting down one of the great chances this area has had to improve itself. Of course Longo is going for 44 stories, it's so they can negotiate it down to something more reasonable. How about that heritage guy? Where does he live? Probably in idyllic Kingway but he'd like to preserve a joke of a historical home and fountain that no one evens knows about and no one can enjoy it because it's inaccessible. All the hoopla people put up when the Mimico station 'needed' to be preserved and now it's just a junky eyesore on the other side of the street. Let's get real here boys and girls - the fountain is no Notre Dame! The problem is if that guy doesn't try to preserve some crappy relic once in a while he will lose his raison d'etre and probably his job.

 

It seemed that there was much applause for the presentation and residents of Amedeo and other concerned citizens appreciated the information, there were representatives from both the Etobicoke Historical Society, and New Toronto, Ward 6 C.A.T., Cleo, and more... they were only presenting the facts Hank. One of the panel works for the city, another is a historian who has been studying the Lake Shore for over 20 years, there was also a Lawyer present providing information on tenants rights. I hope you are not implying that they were being dishonest because the facts and mock-ups of the plan speak for themselves. 

There was a fellow who was ranting a bit at the panel in an accusatory fashion last night, hmm, he didn't give his name or anything but he sure did like to rant.

Several residents of Amedeo had no idea about these plans,  it would seem that Longo properties does not want its residents to have this information, as one resident of Amedeo explained how the poster regarding the plans was constantly being removed by the owners and any attempt to distribute the flyer was shut down. 

 The facts regarding this development are startling and the scale that the developer is proposing is shocking, I met residents from the surrounding area, Miles Rd.  Norris,  Queens ave. etc. They all shared a similar concern about the height and imposing nature of this design, and frankly tactics that landlords use to pressure tenants to move away. The proportions for this development are way out of scale for this community, we are not downtown. And of the proposed 1,500 unit condos, bachelor units way out number 2+ bedroom units by a good percentage. 

They did say they would replace the 396 units with 2 buildings that were 8-10 storeys high, but that is a separate concern.

The CGI mock-up was a harsh reality to say the least... it looked like someone  had taken a chunk of  towering condos and plopped them right on the Amedeo property. The plan also calls for commercial along the lake and a road to be built through the children's park by the water at the bottom of Norris Crescent. No regard for wildlife, no regard for the congestion it will cause, we cannot transport this influx without major changes to transportation. No high schools are available in the local area, students would have to be bussed out. There are also NO plans for any more parkland.

I could go on and on.  This plan is not acceptable, it shows a lack of respect and consideration for the surrounding real community, our community, the one that already exists!!  According to this Longo redevelopment the Condominiums would out proportion even the new condos that are going up like 11 Superior, its a ridiculous suggestion.  Back to the drawing board!!

Glad that some people really do care about the community where they live.  Probably because they are not concerned with their home being an "investment" first, and just looking to cash in and move out when they can make a big enough "profit".

You have no clue what Mimico was like in the 1960s.  Certainly significantly better than it has been since condos started to be built at its eastern boundary.

 

Your utter contempt for local heritage is revealing.

 

The Mimico Station is no "junky eyesore" - the crappy condos blighting the waterfront are evidence of that notion.  The Station actually has character and meaning to the community - unlike low-quality condos.

 

What a great attitude.  People who really care about the community go to a meeting and simply more contempt because they are not prepared to be railroaded.

 

Yeah, and condo people really care about the community.

 

As for "one of the great chances this area has had to improve itself",the only improvement will be to a few people's wallets.  Over 20 years of high-density condo construction in the area has proven that.

 

It wasn't me ranting and raving but I'm glad to hear someone spoke up for change. I'm also not saying any of the panel was being dishonest but by no means did it present the facts in an unbiased way. Their incredulous tone and comments made that perfectly clear. These are people who don't want it to happen, plain and simple. That's fine, each is entitled to an opinion but don't bill the meeting as a merely fact presenting when you are obviously trying to shock people. I'm not saying this project is the definitive way to go here but I want change. I want new blood, new money, a clean up. You want a community with strip clubs, prostitution and public drunkeness? Well I don't so I want things to change. This involves working with those who are going to help enable that change - Longo and others like them. Longo tried this years ago and they told them to basically build one tower which was not worth the trouble for them. It may not have to be 44 stories but it does have to be economically viable. Of course it will look out of place innitially but you have to look longer term. I would like to see that whole strip with new buildings and waterfront improvements.

Unfortunately, the "facts" were presented in an unbiased and open fashion.  The meeting was held to inform local residents who had no idea what is about to happen to their homes and community.

 

Keeping the community in the dark about development and its motives is where the bias really shows.

 

It is the proponents of "progress" who we hear with their "incredulous tone and comments" when legitimate concerns are supposed to take a back seat to profits.

 

The area needs more employment and fewer residents to restore the balance a healthy community has.  That is reality, and few seem to care about that.

I fully agree with you Hank, change has to come! I live in Long Branch and I am also tired that this neighborhood still looks like it did when my parents bought a house back in 1976. They say support local business, no problem show me some decent shopping instead of hoping on the streetcar or driving down to Quest West. There are still so many vacant storefronts down at this end that I feel things will never change. I just hope Humber college keeps buying up property in the area and brings further growth and development. I also understand your frustration with the prostitutes as I have two that hook at the bottom of my street as seen on my way to work at 4:30am. This is a great part of the city to live  as it offers so much potential (the lake, close to downtown, both airports, public transit, major highways). Bring on the CHANGE!!!!!

This redevelopment is a fantastic idea, and long overdue.  These older buildings are not nice looking at all.  I am very supportive!
